If you are managing properties let for residential occupation you need to ensure that the management contract clearly specifies who is responsible for carrying out the maintenance and safety check duties, and keeping associated records.
If the contract specifies that the agent has responsibility then the same duties under the Gas Safety (Installation and Use) Regulations1998 that apply to a landlord apply to you. In this situation an agent must arrange maintenance by a Gas Safe registered installer for all pipe work, appliances and flues, which the landlord owns and provides for the tenants use. You must also arrange for an annual gas safety check to be carried out every 12 months by a Gas Safe registered installer. You must keep a record of the safety check for 2 years and issue a copy to each existing tenant within 28 days of the check being completed and issue a copy to any new tenants before they move in.
Essex Energy Services can undertake all of the required testing and inspection work alongside servicing, repairs and installations of boilers and central heating systems. We will also remind you at least 30 days prior to the renewal of testing in order to ensure that all certification is kept up to date
We will contact your tenants directly and arrange for testing to be undertaken at a time convenient to them, reporting back to you immediately should any defects be found. Special rates are available for portfolios.

Remember, neglected gas boilers can be a principal source of leaks and CO (carbon monoxide - see HSE website for further information). Regular servicing alongside your annual Gas Safety Check not only protects your tenants but also extends the life of the boiler and ensures economic running.
